How it works for Sellers:
Step 1 – Why are you looking to sell your property? Initial meeting by phone or in person is so important. I ask you to tell me why you are looking at buying property at this time and in this area. My objective is to be the person that helps you reach your goal. At this meeting we establish the “goal”.
Step 2 – I preview your home. The research begins and comparable properties that have sold in the last six months are reviewed. Properties under contract are previewed and a meeting is scheduled to review all the information gathered during the research period. We discuss and strategize and set our goal. Your property documentation is gathered, a listing contract is signed and your home is 4 Sale!
Step 3 – The marketing begins. Local Agents will preview the home for their out-of-town buyers. Buyers and their Agents schedule a time to tour your home to determine if the home meets their personal criteria. I obtain feedback regarding their showing. We talk about the information I am receiving and we gain insight regarding the property and the potential Buyers. We may decide to make some changes to our initial plan and then I respond accordingly.
Step 4 – A Buyer is interested! An offer is made. Negotiations on price, contingencies and closing options may occur but we will come to an acceptable contract. The home is now Under Contract.
Step 5 -- An Attorney is chosen. We begin to work through the obligations of the contract.
Step 6 -- Closing day arrives! We meet at the Attorney’s office or if you cannot attend, arrangements are made to utilize “mail service”. Once all the documents are signed and the required funds exchanged, the Attorney’s representative goes to the County Courthouse, meets the Buyer’s representative and they record the Deed. You have reached your goal!
